SHREVEPORT, La. — Louisiana State University Shreveport’s sole residential housing option, Pilots Pointe Apartments, is projected to reach 100 percent occupancy when classes begin later this month, driven by multiyear renovation efforts.
The property, managed by RISE Real Estate, underwent significant upgrades this summer, including unit makeovers, new roofing, upgraded hot water boilers, underground piping completion, improved signage and ongoing construction of a new bridge connecting the complex to the main campus. Eight units received walk-in showers, quartz countertops, new cabinetry, updated flooring and stainless-steel appliances.
More than 80 percent of the property's 386 beds now sit within renovated units, with plans to complete the remainder in coming years. The ongoing improvements helped lift occupancy from a low of 59 percent during the pandemic to 85 percent in the 2023-24 academic year and 97 percent last year. Lease renewals increased 49 percent this year.
In addition to physical plant updates, the facility renovated its clubhouse, pool deck and pool furniture. Security operations shifted in May, replacing a third-party service with active patrols by LSUS Police officers seven days per week. A new driving and pedestrian bridge across a drainage culvert is expected to be completed in early 2027, giving residents direct campus access and eliminating the need to drive onto Youree Drive.
The university took ownership of the property in 2020.Â
